Rules of Conduct designed to safeguard every residents enjoyment of their home and the community. In addition to the provisions of 'The Mobile Home Sites Tenancy Act', the following rules of conduct, which the management may update, add to, revise, or change from time to time also apply and form an integral part of the lease agreement. 1.
Homes,
Structures and Yards
1.1 All
homes in the community must be CSA approved, meet all relevant Alberta Building Code
Standards and have pitched roofs and siding approved by the management. Landscaping,
skirting and entry steps must be installed and completed to management's satisfaction not
more than sixty days after placement of the home. If the work has not been done or does
not meet approval, the Park Owner may proceed as necessary to effect the completion of
such work and any costs incurred in doing so shall be charged back to the Homeowner and
shall be treated as additional rent.
1.2 Any
and all structures, additions, alterations, and attachments, including antennas and such,
must be approved, in writing, by management prior to beginning any such work. Required
building and other permits are the Home Owner's responsibility and must be complied with.
All materials, designs, colour schemes and workmanship (including items in 1.1 above) must
match, co-ordinate with, or enhance the home.

Heating
2.1 Natural gas is available at every home
site and no other heating fuels are permitted in the Community.

Pets

Parking &
Storage
4.2 No outside storage (other than 4.1 above)
of any kind, or major repair work on any kind of vehicle is allowed anywhere in the
community.
5.
Signs
5.1 No signs or advertisements of any kind including
For Sale or election campaign signs may be displayed on any home, including in
the windows, or on any lot or undeveloped portion of the community without specific
written permission of the management.
6.
Responsibilities
Homeowners and Guests
6.1 Each Home Owner is responsible for the actions,
conduct and behaviour of himself, his family, visitors, guests and invitees.
6.2 Any guest or visitor staying longer than three
weeks will be deemed to be a resident and must be approved by management which approval
will not be unreasonably withheld.
6.4 Lots
and homes within the Community are to be used for private residential purposes only and no
Home Owner shall use, or permit the use of his home or lot for any other purpose. 6.5 Excessive noise and disruptive acts or behaviour
of any kind will not be tolerated. |
