Rules of Conduct designed to safeguard every resident’s enjoyment of their home and the community.

  

In addition to the provisions of 'The Mobile Home Sites Tenancy Act', the following rules of conduct, which the management may update, add to, revise, or change from time to time also apply and form an integral part of the lease agreement.

 

1.             Homes, Structures and Yards

 

1.1   All homes in the community must be CSA approved, meet all relevant Alberta Building Code Standards and have pitched roofs and siding approved by the management. Landscaping, skirting and entry steps must be installed and completed to management's satisfaction not more than sixty days after placement of the home. If the work has not been done or does not meet approval, the Park Owner may proceed as necessary to effect the completion of such work and any costs incurred in doing so shall be charged back to the Homeowner and shall be treated as additional rent.

 

1.2   Any and all structures, additions, alterations, and attachments, including antennas and such, must be approved, in writing, by management prior to beginning any such work. Required building and other permits are the Home Owner's responsibility and must be complied with. All materials, designs, colour schemes and workmanship (including items in 1.1 above) must match, co-ordinate with, or enhance the home.

 

              1.3  Homeowners are required to maintain their homes to present a neat and tidy outside appearance at all times and to keep their lots in a mowed, neat and tidy condition. Landscaping and plantings in addition to, or instead of, lawns must be approved by management. Management reserves the right, at its sole discretion, to mow, weed, or tidy any lots where the Homeowner has let the grass grow taller than five inches or otherwise look unkempt for a fee of $40.00 per hour, rather than invoke 'breach of tenancy agreement' provisions of the Act.

 

               1.4  Only umbrella type clothes lines, and only behind the homes are allowed.

 

2.             Heating

 

                  2.1  Natural gas is available at every home site and no other heating fuels are permitted in the Community.

 

 3.          Pets

 

                  3.1  Pets may not be acquired, kept, or brought into the park without written approval of the management. No pets are allowed to be free or at large at any time or anywhere. Management reserves the unimpeded right to ask for, or cause the immediate removal, at the owner's expense, of any and all pets which it deems to be noisy, dangerous, or a nuisance.

 

 4.             Parking & Storage

 

                  4.1  Each lot is provided with parking spaces for two vehicles. Only licensed, private use vehicles allowed. Parking on the streets is not permitted. Commercial vehicles, all-terrain vehicles, campers, RV trailers, motor homes, snowmobiles, motorcycles, dirt bikes, boats, boat trailers etc., may be stored in the fenced storage compound or if residents wish to keep any of the above on their site, they must be kept inside a garage, storage shed or otherwise suitably screened from view by means of a fence or hedge so that they can not be seen from the street. Large RVs which can not be suitably screened from view may be kept on site with the approval of the management. Such approval shall be reviewed annually.

 

                  4.2  No outside storage (other than 4.1 above) of any kind, or major repair work on any kind of vehicle is allowed anywhere in the community.

 

 5.          Signs

 

    5.1  No signs or advertisements of any kind including “For Sale” or election campaign signs may be displayed on any home, including in the windows, or on any lot or undeveloped portion of the community without specific written permission of the management.

 

6.             Responsibilities Homeowners and Guests

 

    6.1  Each Home Owner is responsible for the actions, conduct and behaviour of himself, his family, visitors, guests and invitees.

 

    6.2  Any guest or visitor staying longer than three weeks will be deemed to be a resident and must be approved by management which approval will not be unreasonably withheld.        

 

                  6.3  The posted speed limit must be strictly adhered to for the safety and comfort of all residents.

 

6.4  Lots and homes within the Community are to be used for private residential purposes only and no Home Owner shall use, or permit the use of his home or lot for any other purpose.

 

6.5  Excessive noise and disruptive acts or behaviour of any kind will not be tolerated.
